The Argyle Civic Association provided a letter of support.

Owner Paul Jordenia reports that the hearing went well, but that the L.A.P.D. will still have to make its recommendations. Paul expects the CUP to be approved in the near future.

<![CDATA[6220 Yucca Project]]>Mon, 06 Jun 2016 21:47:31 GMThttp://argylecivic.org/past-initiatives/6220-yucca-projectRiley Realty, L.P., has proposed a 32-story hotel/apartment tower at 6220 Yucca Street. (Read the Initial Study here.) The building would displace 43 current residential units that occupy the current building at this site.
At the June 2,  2016, meeting of HUNC's Planning and Land Use Management (PLUM) Committee, the Argyle Civic Association voiced its opposition to the 6220 Yucca Project. Here is the text of our statement:

6220 Yucca Project Opposition Statement

The Argyle Civic Association is deeply concerned about the proposed multi-use project at 6220 Yucca Street at Argyle Avenue.
 
We feel that this project, if built, would fundamentally detract from the quality of life in our neighborhood, and our Board of Directors voted this past Tuesday [May 31, 2016]  -- unanimously -- to object to the proeject.
 
Our reasons are many:
 
1) The building is far too tall. In fact, as proposed, it is twice as tall as the Argyle Hotel that is being constructed directly across the street. This sort of skyscraper in this location will block views from Argyle Avenue and surrounding streets, and hence lower property values.
 
2) The proposed site is adjacent to -- if not directly on -- an active earthquake fault. This earthquake zone is well documented.
 
3) A building of this size would drastically worsen what is already one of the most congested traffic areas in Los Angeles. The city streets and freeways simply cannot handle any more traffic at this location, as anyone who drives up Argyle Avenue at rush hour will attest. CalTrans has also agreed that the Argyle Avenue on-ramp to the 101 Freeway cannot bear any further traffic.
 
4) The Argyle Civic Association also strongly opposes this proposed development on moral and ethical grounds. Unlike the Argyle Hotel, the proposed Millennium towers, and many other developments in Hollywood, the project at 6220 Yucca would involve evicting long-time residents from their homes. Many of these people are senior citizen and/or low- income tenants who should not have to be displaced for a development that is neither needed nor wanted at this location.

Essex Portfolio L.P. had proposed a mixed-use development on an approximately 2.06 acre site located at the southern end of Argyle Avenue, between Sunset Boulevard and Leland Way in the Hollywood community of the City of Los Angeles. The Project Site is currently developed with a building constructed in the late 1930s as the Earl Carroll Theatre (ECT Building) and a surface parking lot with accessory structures. The ECT Building has been used by the Nickelodeon on Sunset Corporation (Nickelodeon) as a sound stage for television productions with associated offices since the early 1980s.
 
The Project would protect and retain the ECT Building and construct a new seven-story, mixed-use building on the western portion of the Project Site. The Project includes approximately 4,700 square feet of ground floor commercial space and 200 residential units. Five percent of the residential units are restricted as very-low income. The Project would also provide a pedestrian paseo between the new building and the ECT Building that would link Sunset Boulevard and Leland Way. Other amenities associated with the residential units include a lobby, fitness center, pool terrace, pool, spa area, sky deck, landscaped areas, and a club house/lounge area. Parking would be located in a four-level, 316 space parking structure with two levels of subterranean parking, an at-grade parking level, and one level above-grade. Bicycle parking would also be provided. The new building would include up to approximately 179,397 square feet of commercial and residential space (4,700 square feet of commercial, 167,764 square feet of residential, and 6,395 square feet of indoor amenities and lobby/leasing area).

San Francisco-based Kimpton Hotels & Restaurants is currently building a new hotel at 1800 Argyle Avenue at the corner of Yucca. The 16-story Hotel Argyle will have 225 rooms and plenty of parking (maybe some to rent to Argyle Avenue residents?).
